Управління інвестиційною діяльністю компанії ТОВ «Комфорт- центр» в сфері нерухомості

Abstract

UA : Робота присвячена дослідженню управління інвестиційною діяльністю компанії ТОВ «Комфорт-центр» у сфері нерухомості в умовах економічної нестабільності та воєнного часу. Актуальність теми зумовлена зростанням ролі ринку нерухомості у відновленні економіки України, а також необхідністю адаптації інвестиційних процесів до кризових викликів, пов’язаних зі змінами попиту, підвищеними ризиками та обмеженим доступом до фінансових ресурсів. У роботі розглянуто теоретичні основи інвестування та функціонування ринку нерухомості, визначено основні поняття та специфіку розвитку ринку в період кризи. Значну увагу приділено аналізу сучасного стану ринку нерухомості в Україні, особливостям інвестиційної діяльності у даній сфері та діяльності національного забудовника «Простір». У третьому розділі досліджено особливості управління інвестиціями в нерухомість у період воєнного часу, зокрема оновлення пропозицій на ринку нерухомості, впровадження нових методів роботи з клієнтами та формування альтернативних форм кредитування. Запропоновано напрями підвищення ефективності інвестиційної діяльності компаній з урахуванням сучасних економічних та соціальних умов. У процесі дослідження використано методи аналізу та синтезу, порівняльний і статистичний аналіз, системний підхід та економічне моделювання.

EN : The paper is devoted to the study of investment activity management of Komfort-Center LLC in the real estate sector under conditions of economic instability and wartime. The relevance of the topic is determined by the growing role of the real estate market in the recovery of Ukraine’s economy, as well as the need to adapt investment processes to crisis challenges associated with changes in demand, increased risks, and limited access to financial resources. The paper examines the theoretical foundations of investment and the functioning of the real estate market, defines the basic concepts and the specifics of market development during a period of crisis. Considerable attention is paid to the analysis of the current state of the real estate market in Ukraine, the features of investment activity in this sector, and the activities of the national developer “Prostir”. The third section investigates the peculiarities of managing investments in real estate during wartime, in particular the renewal of real estate supply, the introduction of new methods of working with clients, and the formation of alternative forms of lending. Directions for improving the efficiency of investment activities of companies are proposed, taking into account current economic and social conditions. In the course of the study, methods of analysis and synthesis, comparative and statistical analysis, a systemic approach, and economic modeling were used. The practical significance of the work lies in the possibility of using the obtained results in the activities of real estate companies in order to optimize investment management processes and reduce the level of investment risks.
