Математичні моделі формування фінансових бульбашок

Abstract

UA : У роботі досліджено поняття «фінансова бульбашка», передумови та причини виникнення. Проаналізовано чинники, що впливають на утворення фінансових бульбашок. Розглянуто етапи формування фінансової бульбашки. Проаналізовано підходи до ідентифікації фінансових бульбашок в економіці. Досліджено математичні моделі бульбашок. проаналізувати ринок іпотечного кредитування та ринок житла в Україні. Визначено ознаки формування фінансової бульбашки на ринку житла в Україні, а саме зростання попиту при збільшенні ціни на нерухомість, темпи зростання ціни на житло значно випереджають темпи зростання вартості оренди, низька кореляція між підвищенням цін на житло та зростанням реальних доходів населення.

EN : In the work the concept of "financial bubble", preconditions and reasons of occurrence are investigated in the work. The factors influencing the formation of financial bubbles are analyzed. The stages of formation of the financial bubble are considered. Approaches to the identification of financial bubbles in the economy are analyzed. Mathematical models of bubbles are investigated. to analyze the mortgage lending market and the housing market in Ukraine. Signs of financial bubble formation in the housing market in Ukraine have been identified, namely the growth of demand with increasing real estate prices, the growth rate of housing prices significantly outpaces the growth rate of rent, low correlation between rising housing prices and real incomes.
