Формування системи суспільних просторів житлових територій

Abstract

UA : У магістерській роботі досліджено принципи та методи архітектурно-планувальної організації системи відкритих громадських просторів житлових територій шляхом системного аналізу вітчизняного та зарубіжного досвіду, натурних обстежень житлових районів великих міст України та порівняльного моделювання планувальних структур різного типу забудови. Встановлено, що сучасний стан громадських просторів у житлових масивах характеризується системною незбалансованістю інфраструктури, домінуванням комерційних об’єктів над рекреаційними та дефіцитом паркувальних місць, що вимагає відмови від застарілих підходів мікрорайонування на користь комплексної реновації та створення безперервних зелених зв'язків. Доведено, що запропоновані моделі функціонально-планувальної організації та розроблені рекомендації щодо еколого-орієнтованого планування й партисипації забезпечують необхідну соціальну активність, безпеку, інклюзивність та інвестиційну привабливість житлового середовища.EN : The master's thesis investigates the principles and methods of the architectural and planning organization of the system of open public spaces of residential territories through a systematic analysis of domestic and foreign experience, field surveys of residential districts in major cities of Ukraine, and comparative modeling of planning structures of different types of development. It has been established that the current state of public spaces in residential estates is characterized by a systemic imbalance of infrastructure, the dominance of commercial facilities over recreational ones, and a deficit of parking spaces, which requires abandoning outdated micro-districting approaches in favor of complex renovation and the creation of continuous green connections. It has been proved that the proposed models of functional-planning organization and the developed recommendations regarding eco-oriented planning and participation ensure the necessary social activity, safety, inclusivity, and investment attractiveness of the residential environment.
